That independence is a big part of why people live here, but it also means that when the kitchen tap sputters on a Saturday morning, there is no utility to call. There is you, a flashlight, and whoever answers the phone at the hardware store.

Know your system in five minutes

Most private systems here have four parts: the well and pump (submersible down the casing, or a jet pump at the surface for shallow wells), the pressure tank that stores water under air pressure so the pump does not run every time someone washes their hands, the pressure switch that turns the pump on and off, and the plumbing that distributes it all.

If you just bought a place up here, find these today, before something fails: the wellhead, the pressure tank, the pressure switch, and the breaker that feeds the pump. Write the pump's horsepower and install date inside the pump-house door if the previous owner did not.

Reading the symptoms

• Sputtering faucets and short pump cycles usually mean a waterlogged pressure tank; the air charge is gone, so the pump slams on and off. Check the tank's air valve with a tire gauge (with the pump off and a faucet open); it should read about 2 psi below your switch's cut-on pressure. A tank pressure gauge on the system takes the guessing out permanently. If the tank is old and rusty, we stock Reliance free-standing pressure tanks in common sizes.
• No water at all: check the breaker first, then the pressure switch (a common, cheap failure), then start asking harder questions about the pump.
• Weak pressure that got gradually worse: often a clogged sediment filter, and sometimes a well that is drawing down in late summer, which every long-timer in the valley has stories about.

Sediment: the valley's water signature

Well water here carries fines, especially after heavy pump use in late summer. A Culligan whole-house sediment filter ahead of the house protects every valve, fixture, and appliance downstream, and replacement cartridges take two minutes to change. If your toilet fill valves keep failing or the shower head keeps clogging, you do not have a fixture problem; you have a filtration gap.

Irrigation that respects your well

Watering a big rural lot from a well is a budgeting exercise: every gallon costs pump run-time. Drip irrigation is how you keep trees and a garden alive without working the pump to death.

A basic setup is cheaper than people expect: half-inch drip tubing as the main line, a filter and pressure regulator at the spigot (non-negotiable on well water; the emitters clog without it), and emitters at each plant. Water deeply, before dawn, two or three times a week; shallow daily watering wastes pump cycles and grows weak roots.

One winter note, in August

It feels strange to say in cooler season, but the valley freezes hard at night from December through February, and exposed well plumbing is the first casualty.
